What papers does a purchaser sign and when?

With the bank when applying for the mortgage: Mortgage documents at the bank including applications, commitments, disclosure statement, insurance waiver.

With the agent from the time the purchaser selects the agent until the agreement if final and binding: buyer agency agreement, agreement of purchase and sale, waivers, amendments to the agreement.

With the lawyer a few days prior to the closing date: Acknowledgment and Direction regarding electronic registration if applicable, the mortgage, land transfer tax affidavit, direction re title, undertaking to re-adjust, acknowledgment of receipt of standard charge terms, acknowledgment that lawyer is acting in a conflict situation, possibly some documents from the bank including disclosure statement and statutory declaration that down payment is from purchasers own resources and has not been borrowed and that purchaser will actually live in the house after closing and not be renting it out.
